How LocalBuildCost aggregates federal labor statistics, Census housing demographics, and municipal fee structures to deliver reliable local remodeling estimates.
Contractor labor estimates are benchmarked against the Occupational Employment and Wage Statistics (OEWS) dataset published annually by the U.S. Bureau of Labor Statistics. We track specific Standard Occupational Classification (SOC) codes:
- SOC 47-2181 – Roofers (Median hourly rate benchmark)
- SOC 49-9021 – Heating, Air Conditioning, and Refrigeration Mechanics
- SOC 47-2111 – Electricians & Service Panel Specialists
Because metropolitan areas exhibit distinct cost-of-living premiums, state-level baselines are further modulated by local population and zip code density factors.
From the American Community Survey (ACS) 5-Year Estimates (Table B25035: Median Year Structure Built), we determine the average vintage of single-family detached homes within each county.
Homes exceeding 30 years of age receive an automatic 1.15x labor multiplier. Empirical construction data demonstrates that older roofs routinely require supplementary carpentry hours to replace rotted 1×6 decking, re-fasten rafter spans, or install retrofitted soffit intake ventilation to meet modern building codes.
Our directory maps official county and municipal building inspections departments, including telephone helplines and digital permit portals. Fee schedules reflect standard residential replacement tiers under the International Residential Code (IRC) and state-specific residential amendments.
